The Mid-Term Rental Checklist: What to Verify Before You Book a 30–90 Night Stay
Booking a furnished home for a mid-term stay (30–90 nights) sits in an awkward middle ground. It's not a vacation rental — you're actually living there. But it's not a long-term lease — you don't have the same legal protections or the same leverage to negotiate after you've moved in.
Here's every question worth asking before you sign anything.
The Property Itself
- Is it actually furnished? Ask for a full list. 'Furnished' can mean anything from a bed and a lamp to a fully outfitted home. You want: bed with quality bedding, sofa, dining table, full kitchen with cookware, and working appliances.
- Are utilities included? Some listings are all-inclusive. Others add electricity and water separately. Know the total number before you compare.
- Is WiFi included? What's the actual speed? Ask for a screenshot of a speed test — upload AND download. Don't accept 'fast WiFi' as an answer.
- Is laundry available? In-unit is best. On-site shared is acceptable. Nearest laundromat is not acceptable for a 90-day stay.
- How old are the photos? Ask when the listing photos were taken. A 3-year-old photo set is not reliable.
- Can you do a video tour? Any legitimate operator will offer this.
The Lease and Terms
- What is the exact move-in date flexibility? Some properties have fixed check-in days.
- What is the extension policy? If your contract gets extended, can you stay? How much notice is required?
- What is the early termination policy? Life happens. Know the penalty before you need it.
- What is the security deposit, and when is it returned? Get the return timeline in writing.
- Are there any additional fees? Cleaning fee, utility cap, parking, pet fee — ask for the complete total cost.
The Operator
- How responsive are they? Send a message before booking. Response time and quality tell you everything.
- Do they have verifiable reviews? Look for reviews that mention length of stay, maintenance response, and move-out experience.
- Is this a professional operator or an individual landlord? Both can be fine — but know which one you're dealing with and what that means for accountability.
- What is the maintenance response policy? If something breaks on a Saturday night, what happens?
Red Flags to Walk Away From
- Listing photos that look professionally staged but don't show the full space
- Reluctance to do a video call or video tour
- Asking for full payment before a signed agreement
- No clear refund or cancellation policy
- Utilities listed as 'estimated' with no cap
