A premium mid-term furnished apartment in Lekki Phase 1 runs roughly $1,200–$2,500/month all-in — power backup, dual internet, security, and a real kitchen included. For 30 nights, that's 30–50% less than the hotel and a meaningfully better life: a kitchen for jollof, a living room for family, and a sense of being home rather than visiting.
The math is more dramatic at 60 or 90 days. For diaspora professionals on a 6-month sabbatical, hotel cost is prohibitive. Mid-term housing is the only reasonable option that doesn't require buying or renting a long-term place.
Lekki vs Enugu vs Abuja: choosing your base
Where you stay depends on why you're in Nigeria. The three primary corridors for diaspora housing:

Home to the Government House, Federal High Court, Court of Appeal, and Enugu's legal and professional class. Calmer than Lagos, with tree-lined streets and a slower pace. If your visit is about family in the South-East, government work, or you simply want Nigerian sophistication without Lagos intensity, Enugu is the answer.
Abuja — The federal capital. Center of government. If your work involves federal ministries, embassies, or pan-Nigerian coordination, Abuja makes sense. UCS Homes does not currently operate in Abuja but can coordinate vendor referrals if requested.
A common diaspora pattern: 2-3 weeks in Lekki for business, then 1-2 weeks in Enugu for family. UCS Homes can sequence both with consolidated billing and continuity of WhatsApp coordination.
Power, internet, and infrastructure realities
The single biggest divergence between American expectations and Nigerian realities is power and internet. If you have not lived in Nigeria recently, you may not appreciate how much daily life depends on power continuity.
EEDC (Enugu Electricity Distribution Company), Eko/Ikeja Electric (Lagos zones), and the various other distribution companies provide grid power that fluctuates. Power can be out for 4-12 hours at a stretch. Sometimes longer. This is normal.
The way you live in Nigeria without going crazy is inverter + generator backup. An inverter holds a charge in batteries during grid power and provides electricity when the grid drops (silent, instant). A generator handles longer outages and high-load equipment (air conditioning, hot water heaters).
When you book mid-term housing in Nigeria, verify in writing: - Inverter capacity (kVA) and battery hours - Generator availability and noise/fuel arrangements - Internet primary provider + speed - Internet backup provider + speed (essential for video calls) - Diesel or petrol supply for the generator (arranged or your responsibility)

USD vs NGN payment: what actually works
The naira (NGN) has been volatile. Pricing housing in pure naira creates problems for both sides — the operator wants to be hedged against devaluation, you want price stability across the lease.
The working models:
Pure USD invoicing. The operator quotes monthly rent in USD, you pay USD via wire transfer or Wise or Remitly. Price is stable for the lease term. This is the most common model for diaspora returnees because most of you have USD bank accounts already.
Pure NGN invoicing at exchange-rate-locked. Quote in NGN at today's exchange rate, locked for the lease term. Works if you have NGN income or you're willing to take exchange-rate risk.
Hybrid. Deposit in USD, monthly rent in NGN at the prevailing rate. Cleaner accounting for the operator, more risk for you.

Payment mechanics: USD wire transfer from your American bank usually clears in 1-3 business days. Wise (formerly TransferWise) and Remitly can do the conversion at competitive rates for smaller transfers. Avoid Western Union and MoneyGram for housing payments — fees are higher and there's no clean paper trail for tax purposes.
Security considerations and what to verify
Security in Lagos and Enugu is real but manageable. Premium neighborhoods have layered security: estate-level gating, 24-hour security personnel, individual property security. Lekki Phase 1, Ikoyi, Victoria Island, and Independence Layout (Enugu) are among the most secure residential areas in Nigeria.
What to verify before booking: - Estate (gated community) vs standalone property — estate is almost always more secure - 24-hour security personnel — staffing, training, vehicle inspection at gate - CCTV at the property entrance and common areas - Property-level alarm system if applicable - Neighborhood reputation — ask your operator directly which neighborhoods they recommend and why - Emergency contact protocol — who do you call if something happens at 2am?

Solo professional (30-90 days). A 1-2 bedroom apartment in Lekki or Enugu, with a dedicated workspace. Internet and power redundancy are critical. Walking distance to amenities is nice but not essential — Lagos and Enugu traffic make most trips drivable.
Couple or small family (60+ days). A 2-3 bedroom apartment or house. Kitchen and laundry on-site. Security and parking for the family vehicle. If you have school-age children traveling with you, location relative to schools matters (most diaspora kids attending Nigerian schools for a term go to Day Waterman, British International School, or Greensprings — all in Lagos suburbs).
Multi-generational family reunion (30-60 days). A larger house with 4-6 bedrooms, suitable for elderly parents, siblings, cousins. UCS Homes can help coordinate larger arrangements; we work with a network of estate properties for these stays.
Returning entrepreneur (90-180 days). A premium 2-3 bedroom in Lekki Phase 1 with serious workspace setup. Power and internet redundancy is non-negotiable for the work you'll be doing. Proximity to Victoria Island matters for meetings.
Returning permanently vs visiting
Two different decisions with different housing implications.
Visiting (under 90 days). Mid-term furnished housing is the answer. Don't buy property, don't sign a long lease. Travel light, base in Lekki or Enugu, see family and do business. Repeat next year.
Sabbatical or extended stay (3-12 months). Mid-term furnished housing is still usually right. The administrative overhead of buying property in Nigeria is significant and not worth it for under 12 months. Use the extended stay to evaluate whether permanent return makes sense.
Permanent return. Buy property or sign a multi-year lease. But — and this is important — many diaspora returnees use 60-90 nights of mid-term housing as a transition period while they sort permanent housing. Documentation and communication norms
Doing business in Nigeria operates on different communication norms than the US. Plan accordingly.
WhatsApp is the dominant business communication channel. Email is used for formal documents but day-to-day coordination happens on WhatsApp. UCS Homes coordinates all Nigeria bookings via WhatsApp — same time zone, faster response, voice notes are normal.
Documents may be requested in informal form. Don't be surprised if your operator asks for a passport photo via WhatsApp message rather than a formal upload portal. Provide it — the receiver needs basic identification for security records.
Bank wire references. When you send a USD wire to a Nigerian recipient, include a reference line that clearly identifies the booking ("Lekki Phase 1, June-August, [your name]"). The naira-side bank will reference this for currency conversion compliance.
Receipts and invoices. Request a formal PDF invoice with the operator's business registration number. UCS Homes provides this as standard for all bookings.
