Power and Internet in Lekki: What's Actually Reliable in 2026

The Two Things That Define a Lagos Stay
If you live in Nigeria, you know: power and internet define daily life. They define whether you can take a video call without dropouts. They define whether your refrigerator preserves food across the week. They define whether your kids can attend their online school. They define whether business gets done.
If you haven't lived in Nigeria recently — or you're sending family who haven't — you may not realize how much these two factors shape the diaspora housing decision.
This is the honest 2026 picture.
The Grid Power Reality
Lagos receives grid power from Eko Electric and Ikeja Electric, depending on which zone of the city. Power supply has improved significantly in recent years but is still not at first-world reliability.
In Lekki Phase 1 specifically, expected grid power availability in 2026:
- Good days: 18-22 hours of grid power
- Average days: 10-16 hours of grid power
- Bad days (storms, transformer issues, dam levels): 4-8 hours of grid power
- Sometimes (rare but real): multi-day outages of 24-72 hours
The pattern is unpredictable. A good operator does not say "grid power is reliable." They say "grid power is part of the picture and we have full backup."
What Backup Power Actually Means
The standard backup arrangement at any properly-equipped Lekki property:
Inverter system. A bank of batteries (typically lithium-ion, sometimes lead-acid for cost) that holds a charge while grid is available. When the grid drops, the inverter switches automatically — within milliseconds — to provide silent battery power. Most inverter systems sized for a typical Lekki Phase 1 apartment provide 4-8 hours of essential power (lights, fans, internet, refrigerator, charging, small appliances) per battery charge.
The inverter does not typically run air conditioning. Most inverter systems for residential use can't handle the load of central AC or even window AC units. If you need AC during a grid outage, you need the generator.
Generator. A diesel or petrol generator that handles full house load including air conditioning, washing machine, electric water heater. Generators are noisy and produce fumes, so they're usually in a separate enclosure outside. Running a generator for extended hours requires diesel — typically 10-15 liters/day for a residential 5-7 kVA generator.
The combination. Inverter + generator gives you complete backup coverage. Inverter handles short outages (most of them — typically 30 minutes to 3 hours) silently. Generator handles longer outages (4+ hours) with full house power including AC.
UCS Homes properties in Lekki include both as standard. Generator diesel is operator-provided (no responsibility on your part) up to a reasonable cap. If grid power is genuinely catastrophic for a sustained period, the operator may ask the guest to share diesel cost beyond the cap — but in normal operation, you don't think about it.
What "Reliable Internet" Actually Means in Lekki
Lekki has several internet provider options. The main ones in 2026:
MTN Fiber. The market leader for residential fiber in Lekki. Typical home plans are 100-500 Mbps. Latency to Europe and US is 80-180ms depending on routing. Quality is generally good but degrades during evening peak hours.
Spectranet. Wireless 4G/5G-based residential service. Faster setup than fiber but more susceptible to weather and tower issues. Often used as a backup.
Smile. 4G-based service. Smaller plans, often used by smaller offices or as secondary internet.
Globacom (Glo). Mobile network with home internet products. Reliable in some areas of Lekki, spotty in others.
Starlink. Available in Lagos since 2023. Excellent speeds (200-300 Mbps typical), but expensive ($70+/month). Used by businesses and high-end residential where uptime matters.
The standard for premium Lekki Phase 1 properties: primary fiber from MTN or a competitor, plus a wireless backup. Target uptime: 95%+ across the month. When the primary fiber goes down (it does happen), the backup automatically picks up. You may notice a 5-30 second interruption.
For diaspora professionals doing serious work from Nigeria — taking US client video calls, deploying code, running ML training jobs from the cloud — this dual-source setup is the difference between productive and frustrating.
UCS Homes Lekki properties include dual-source internet as standard. We test speeds and verify failover before every tenancy.
What You Should Verify Before Booking
If you're booking a Lekki mid-term rental, get the following in writing from the operator:
- Inverter capacity (kVA). A 5kVA inverter is the standard minimum for a 2-bedroom apartment. Larger units may need 7.5-10 kVA.
- Inverter battery hours. How many hours of essential power on a single charge? Should be 6-10 hours.
- Generator availability. Is there a generator? Whose? Who pays for diesel?
- Primary internet provider and plan. Specific provider (e.g., MTN Fiber 200 Mbps), not generic "high-speed internet."
- Backup internet. Specific second source. Manual switching or automatic failover?
- Speed test screenshot from the property. Dated within 30 days of your inquiry. Show both upload and download.
- Uptime target. Reasonable operators will commit to 95% uptime; better ones to 98%.
- Process for outages. If both primary and backup fail simultaneously, what happens? Is the operator reachable on WhatsApp?
If the operator can't answer these specifically, the answer is "the infrastructure is what it is and you'll find out when you arrive." That's not acceptable for a 30+ night stay.
The Generator Discussion Most Diaspora Don't Have
One thing diaspora guests often don't realize until they're a few days in: generators are noisy.
A residential 5-7 kVA generator running at full load produces 60-75 dB of noise from 20 feet away. That's loud. If the generator is poorly placed (close to bedroom windows) or poorly muffled, it disrupts sleep. For diaspora guests adjusting to time zones or family with young children, this matters.
When you're verifying the property's backup arrangement, also ask:
- Where is the generator located physically?
- How loud is it from inside the unit during operation?
- How often does it run? (If the inverter is properly sized, the generator should only need to run during multi-hour outages, not daily.)
- Is there an alternative arrangement available (smaller backup-only generator? Solar with batteries?)
UCS Homes Lekki properties are configured with generator placement and muffling that keeps interior noise below conversational levels during typical operation. If you have specific noise sensitivity, mention it during booking and we'll match you to a unit accordingly.
The Honest Bottom Line
In 2026, properly-equipped Lekki Phase 1 mid-term housing should give you:
- 99%+ effective power availability (counting both grid and backup)
- 95%+ internet uptime
- Functional work-from-Nigeria capability for diaspora professionals
- Reasonable family stay experience for elderly relatives or children
But "properly equipped" is the key qualifier. Cheap Lekki short-let listings often skip the inverter+generator+dual-internet investment. They cost less per month, but you'll experience the infrastructure gaps daily.
